Building Specification

CONTRACTOR: EDIL CASA di Aladino Grupillo & C. s.a.s.

The San Salvador residential complex will be built in the Municipality of Monasterace (RC) in a quiet area close to the town centre. The complex will lie less than 1 km from the sea and will consist of 5 units, A-B-C-D-E, each built over three floors plus an accessible attic. They will all be fitted with fully operational and certified lifts. There will be an 18 x 12 m outdoor swimming pool, for use by the entire complex, and the outdoor area will be gardens; with small to medium-sized plants, to make the complex even more pleasant.

The first three blocks will each have 12 apartments, block D will be the largest with 22 apartments, block E will be c shaped and will have 16 apartments, an overall total of 74 apartments. The construction works will be carried out in a professional manner in accordance with the following specifications.

External Walls

The total thickness of the outside cavity walls will be 28/30 cm, consisting of 8-12 cm wide hollow outer bricks and 8 cm thick inner bricks, with a cavity in between, to reduce the thermal gaps. The bricks will be laid with a cement/lime mortar.

Internal Dividing Walls:

The internal dividing walls will consist of 8 cm thick hollow bricks, laid with a cement mortar.

Roof:

The building will have reinforced concrete sloping roofs covered with Greek or French-type roofing tiles, complete with waterproofing membrane, gutters, downpipes and whatever else is required for construction in a professional and fully functional manner.

Plastering:

All the external walls will be rendered with a ready-mixed cement-lime plaster and finished with a breathable silicon protective coating for outdoor use. The internal walls and ceilings will be plastered with a ready-mixed lime-based plaster.

Floor and wall tiles:

Neutral-coloured, enamelled stoneware tiles with matching skirting will be used on the floors in all the rooms. The walls will be tiled with good quality ceramic tiles to a height of approx. 2 m in the bathrooms and 1.6 m in the kitchen areas.

Doors and windows:

The windows will have aluminium frames fixed to steel outer frames built into the walls. They will be fitted with aluminium shutters on the outside. The sizes and shapes will be as per the design, complete with handles, seals and glass. The entrance doors for the individual apartments will be solid reinforced doors with a single panel. The internal doors will be made of wood, to the sizes specified in the design.

Steel works:

The stair handrails will be made in accordance with the drawings provided by the Engineer from steel sections and painted with two coats of rust-proof paint and synthetic enamel paint to the colour chosen by the Engineer.

Water supply and drainage system:

All the systems will be independent and built by the Contractor with the use of first-class materials suitable for indoor systems. Multilayer, copper and PVC pipes will be used, with PVC drain pipes fitted with gaskets. A control unit will be fitted in each apartment and a position will be set up for the installation, at the buyer’s expense, of the water heater. The system will run to the bathrooms and kitchen planned in the original design. If the buyer requests another bathroom or another kitchen, the additional costs will be borne by the buyer. The tap will be single chrome-plated.

Air conditioning system:

The seller will organise the preinstallation of the air conditioning system in order to serve the main rooms of the apartment, such as the bedrooms and kitchen-lounge.

Gas distribution system:

The gas distribution system includes the installation of the pipe inside the apartment from the point of arrival of the supply outside on the balcony to the kitchen cooker. The buyer will bear the cost of the outside pipe and the connection cost, to be agreed with the gas utility company.

Electrical system:

The electrical system will be complete and operational with materials selected by the Engineer and in full compliance with EU regulations.

Certificates and ancillary installations:

The electrical, interphone, telephone and terrestrial television systems will be certified by the installer as required by the law, with declarations of conformity.

With all the above-mentioned measures and finishing works, it may be considered to be a prestigious residential complex.
